How do I calculate a home's value?

Use the Zonely home value estimator in the app. Enter the city, state, and square footage to get a real-time market-based estimate. We use Redfin data and AI models to make it accurate.

How does Zonely find trusted realtors?

We use OpenAI to analyze verified realtor databases, licensing records, and customer reviews to find highly rated and relevant agents in your selected area.

Can I use Zonely for rental property research?

Yes. When setting up your profile, select the option that indicates you’re researching for rental investments. Zonely will tailor AI feedback and listings for income-generating homes.

What types of homes can Zonely evaluate?

We currently support residential single-family homes, townhomes, condos, and multi-unit buildings (up to 4 units). Commercial and land-only estimates are coming soon.

How accurate is Zonely's pricing estimator?

We pull from updated monthly Redfin housing data, including ZHVI (Zillow Home Value Index), Median Sale Price, and New Listings by metro area. Our AI model adjusts results based on market volatility, city trends, and square footage norms.

What happens to the profile information I enter?

Your responses help Zonely tailor your app experience, from home matches to realtor selection and budgeting tips. Profile data is securely stored in Firebase for future use and not shared with third parties.

I entered incorrect data. Can I edit it later?

Yes. Go to the Profile tab and you’ll be able to update any section—buying status, preferences, email, budget, and more.

Does Zonely work outside the U.S.?

Currently, Zonely is only available for properties and realtors within the United States. We plan to expand internationally in the future.

Can I contact a realtor directly through the app?

Yes. Once AI finds a match, realtor contact options (email, call, or schedule appointment) are listed under each profile card in the Realtor section.

What if I’m just browsing and not ready to buy?

Zonely is still perfect for you. Set your profile to "Just Exploring" and we’ll show insights, trends, and calculators without pressure or notifications.

🚀 What is a Deal Room?

A Deal Room is your complete command center for managing real estate transactions. Think of it as a digital war room where every detail of a property deal lives—from financials and timelines to team collaboration and documents.

Available on iOS (iPhone & iPad) and macOS (native desktop app), Deal Rooms keep your entire team synchronized in real-time with bank-level security.

Prerequisites

  • iOS: iPhone or iPad running iOS 16.0 or later
  • macOS: Mac running macOS 13.0 (Ventura) or later
  • Subscription: Premium or Pro plan required
  • Account: Active Zonely account with verified email

Installation

iOS App:

  1. Open the App Store on your iPhone or iPad
  2. Search for "Zonely"
  3. Tap "Get" → Install (Use Face ID/Touch ID if prompted)
  4. Open the app and sign in with your Zonely credentials

macOS App:

  1. Download Zonely from the Mac App Store
  2. Drag Zonely.app to your Applications folder
  3. Open Zonely from Applications or Launchpad
  4. Sign in with the same credentials as your iOS app
  5. Grant permissions when prompted (Notifications, Files access)

🏠 Creating a Deal Room

From a Property (iOS)

  1. Browse or search for a property in the Zonely app
  2. Tap on the property to view details
  3. Scroll down to the "Create Deal Room" button
  4. Tap the button → Deal Room is created instantly
  5. The Deal Room opens automatically with the property pre-loaded

From Scratch (macOS)

  1. Open Zonely on your Mac
  2. Click the "+" button in the sidebar (or press ⌘+N)
  3. Select "New Deal Room"
  4. Choose: "From Property" (search properties) or "Manual Entry" (enter address)
  5. Confirm and the Deal Room opens in the main workspace

💡 Pro Tip: Creating from a property auto-fills address, price, photos, and property details. Creating manually requires you to enter these yourself.

  • Owner – Full control (can delete Deal Room, remove members, change roles)
  • Co-Investor – Financial partner (view financials, add notes, upload documents)

  • Inspector – Property inspector (upload inspection reports, add notes, create tasks)

Inviting Team Members (iOS)

  1. Open the Deal Room
  2. Tap the "Team" tab at the bottom

  4. Enter: Email address, Select role, Optional personal message
  5. Tap "Send Invitation"
  6. They receive an email with a secure link to join

  • Dependencies: Visual indicators showing prerequisite milestones

macOS Gantt Chart

On Mac, Timeline transforms into an interactive Gantt chart:

  • Horizontal bars showing milestone duration and dependencies
  • Drag bars to adjust dates (entire timeline auto-adjusts)
  • Zoom in/out to view days, weeks, or months
  • Critical path highlighting (milestones that can't be delayed)
  • Hover tooltips showing detailed info

Uploading Documents (iOS)

  1. Open Deal Room → Documents tab
  2. Tap the "+ Upload" button
  3. Choose source:
    • Camera: Take a photo of a physical document
    • Photo Library: Upload existing photos/PDFs
    • Files: Browse iCloud Drive, Dropbox, Google Drive
    • Scan Document: Use iOS document scanner for multi-page PDFs
  4. Select file(s) → Add title and category → Tap "Upload"

🛠️ Troubleshooting & FAQ

Q: My Deal Room isn't syncing between iOS and macOS

Solution:

  1. Ensure both devices are signed into the same Zonely account
  2. Check internet connection on both devices
  3. Force quit and reopen the app
  4. On iOS: Settings → Zonely → "Sync Now"
  5. On macOS: Zonely → Settings → Advanced → "Force Sync"

Q: I accidentally deleted a Deal Room. Can I recover it?

Solution: Yes! Deleted Deal Rooms are kept for 30 days in the Trash.

  1. Open Zonely
  2. On iOS: Profile → Settings → "Trash"
  3. On macOS: Zonely → Preferences → "Trash"
  4. Find your Deal Room → Tap "Restore"

Q: Can I export a Deal Room to PDF?

Yes!

  • iOS: Open Deal Room → ⋮ (More) → "Export to PDF"
  • macOS: File → Export → Choose format (PDF, Excel, or HTML)

The export includes all tabs, documents, notes, and team info.

Q: How many Deal Rooms can I create?

Limits by plan:

  • Premium: Up to 10 active Deal Rooms
  • Pro: Unlimited Deal Rooms
  • Closed/archived Deal Rooms don't count toward the limit

Q: Can I use Deal Rooms offline?

Partial offline support:

  • View: You can view previously loaded Deal Rooms offline
  • Edit: Changes are cached and sync when you're back online
  • Upload: Documents queue for upload when internet returns
  • Limit: You cannot create NEW Deal Rooms or invite members while offline
